Six years on ? the top of Regent Grove, Royal Leamington Spa
Development of this part of Regent Grove now appears complete.

Digging the new sewer trench, Regent Grove
An information board explains: "Our sewer improvement works in Regent Grove are complex and extensive. We need to collect the existing flows from the new sewers under construction inClarendon Street, and pass them through a new Storm Relief Structure which has been constructed under the large flower bed near the Town Hall, Parade. To construct the new sewer in Regent Grove we will need to carry out deep excavations on the line of the existing sewer which runs along the outside lane of the carriageway, replacing the old fewer with a new and much larger pipe."

Left in limbo
This part of central Leamington Spa has seen several phases of development but the economic downturn has brought that to an abrupt halt. These buildings had been derelict for many years and were about to be renovated when work stopped - so suddenly that a saw has been left embedded in one of the roof rafters. The back wall of the building on the left has been virtually removed and the roof has gone on the other buildings. One can only hope work restarts before fatal deterioration occurs.

Regent Grove undug
Regent Grove is a confined space for the sewer replacement works shortly to be undertaken — about the width of the carriageway in the foreground. Regent Grove has been regenerated in recent years: only two derelict properties remain to be redeveloped, left of centre. It remains to be seen whether the greater number of commercial uses introduced will really thrive.

Southeast on Holly Walk, Royal Leamington Spa, spring
It's late April and the lime trees are coming into leaf along this agreeable walk. Compare David Stowell's similar view from 2005:
Image It was originally the drive from the village up to Newbold Comyn House, home of the Willes family. The great oaks and elms that lined it have long gone. The name Holly Walk derives from a lost feature further to the northeast; it has long been applied to the whole modern length. The roads are Hamilton Terrace on the left, one-way down, and Regent Grove on the right, one-way up.

Leamington Spa - 3 Graces Statue
This statue was commissioned for the new shopping street to commemorate The renowned elephant trainer Sam Lockhart who lived in this town for over eighty years.
The statues, by sculptor Philippa Downes, depict the most famous of his troupe - Wilhelmina, Haddie and Trilby.
Sam is further commemorated in the town by two plaques
