Formerly Towergate House Image The developer's website says "Traditional red brick warehouse located on the Leeds & Liverpool Canal. The property underwent a significant refurbishment in 2016 to create office/workspace with a stripped back industrial aesthetic."

Towergate House, Canal Place
The building is at the corner of Armley Road (on the left) and Canal Place, and was probably built as a warehouse by the canal. In 1980 it housed a manufacturer of Billiard Tables, as seen in the picture on the Leodis website http://www.leodis.org/display.aspx?resourceIdentifier=2005228_14649599 . It now houses Towergate Risk Solutions, an insurance company.

Trying to beat the drought
Due to the prolonged lack of rain in summer 2022, the Canal and River Trust had announced that some stretches of canal, including the Leeds and Liverpool below Newlay Locks, would shortly be closed to conserve supplies. This boater was trying to get out of Leeds before the closure.

Morning on the canal near Leeds
You wouldn't think from this photo that this is taken just 40 metres from the Leeds inner ring road (the bridge just visible to the left). The canal towpath is increasingly popular with people running or cycling to work in the city centre.
