Dysfunction Room?
This building was built as a function room attached to the Royal Oak Hotel, which is no longer a hotel. The former Royal Oak itself is Category C listed http://portal.historicenvironment.scot/designation/LB21904 but the description is quite clear that the function room is not part of the listing. This is just one of several modern buildings in Bridge Street that are completely out of keeping with the historic town, but at least this one is not derelict or ruinous.

Banff - Coat of Arms
On the former police station / post office at Carmelite Street is this "Saunders Heritage Coat of Arms Armorial Plaque". "Dated 1675, built into arched gateway. Former Police Station, Banff
Now converted to retail use, it has been unoccupied at times in recent years, with the result that its condition has deteriorated to the point that it is on the Buildings at Risk Register as of 2022.
