A Papa John's Pizza shop and a Subway are under the student residence "The Lyra". With this block and others for Imperial College and University of the Arts 1500 students live nearby, and there are also other apartment blocks and hotels.

Low buildings which may be replaced by skyscrapers
The low buildings on the right in a U-shape layout are Portal West, a business centre. A planning consultation - held in the hotel from which the photo was taken - proposes two 40-storey apartment blocks and two blocks described as "low", which on enquiry means 10-storey. The buildings behind it are the Woodward Hall student residence for Imperial College, the furthest and tallest 19-storeys. The building on the left was built as a car showroom, then became a call centre for Carphone Warehouse.

A planning application was granted in 2016 to replace this large 2 storey building on 4.5 acres by tower blocks of 764 apartments but Imperial College then bought the whole site to provide student accommodation and investment growth. Carphone Warehouse and Dixons have announced that they will move their head office further within Park Royal.
