This former house in Leamington Spa was turned into a small hotel many years ago. It has now been bought for conversion into yet another care home, which in this case involves gutting the entire building leaving only a facade which looks like it is being retained. A large hole is being dug to extend the basement for further accommodation.

Kenilworth Road is a wide, straight road lined with handsome Victorian villas and ugly twentieth-century flats. There are magnificent trees, all in private gardens; not a street tree among them. This view is south from an X18 bus approaching Leamington town centre.

If my memory serves me right, Kenilworth House on the left is one of a pair of office buildings that reproduce one that was prematurely demolished. 58 Kenilworth Road, beyond it, is the real thing: a late Victorian villa though converted to other uses.
