Shared Equity housing for sale
The area north of Black Lake tram stop is being partially rejuvenated by new construction. The intent appear to be to replace old, substandard council housing with modern dwellings where the occupier shares ownership with a housing association. The area is certainly much smarter than most council estates. This is the corner of Finchpath and Pemberton Roads.

Footpath towards Hill Top, West Bromwich
At this point, the footpath that parallels the Midland Metro tramway through most of West Bromwich rises to a significantly higher level, keeping to the level of the rising ground while the tramway enters a deep cutting on the approach to Hill Top Tunnel.

Black Lake
Some rather unhappy council houses off Swan Lane in West Bromwich. Unlike the brick-built houses on the estate, many of these prefabby ones are boarded up. I guess when they're all empty they'll knock them down and fill the gaps with something a little more habitable.

Midland Metro Black Lake Tram Stop, Black Lake, West Bromwich
The left platform is for trams bound for Wolverhampton and the right one is for trams to Birmingham. This is a park and ride stop. The free car park nearby for passengers can take about 87 cars.

Midland Metro tram no. 22 entering the Black Lake Tram Stop, Black Lake, West Bromwich
This is one of the 21 new Urbos 3 trams being supplied by CAF of Spain. It arrived in 2014 and is seen here entering the Black Lake stop en route for Wolverhampton. These trams are much larger than the original Ansaldo trams and have 80 seats plus room for 170 people standing.
