"An intimate mixture of reedbeds, grassland, scrub and tidal waters fringed by mudflats" is how http://www.teignbridge.gov.uk/index.cfm?articleid=2626 describes this small reserve hemmed in between the Whitelake Channel of the Teign and the old railway line.
