2 The Grove, Lincoln

Shown as Leyland House on the 1887 town plan, architect William Watkins built this for himself to planning approved in February 1875. He lived here until 1926 followed by a G H Hayward who had a motor garage added in 1926 (architect Watkins son, William Gregory Watkins). 1972 to 1984 it was used as a nursing home. The 7 bedroom property had a large plot that has been split into 3 (presumably after 1984) and developed by the addition of both 1A and 2A. Construction of 2A appears to have necessitated the removal of outbuildings (stable block? later garage) that are shown connected to the house but with separate access and fenced off in the 1887 town plan. In 2017 planning approved "erection of single storey rear extension and enlargement of existing terraced area. Alterations to ground floor north elevation to facilitate garage conversion" and at that time it was described as fallen into disrepair and dilapidation, such as water ingress and damage to existing windows and doors. At this time the building appears to have undergone a complete restoration with replacement bargeboards, soffits, doors and windows along with new front wall and gates.
